We guide our clients through the design and construction process, listening to their ideas, providing expert advice and interpreting their needs to produce quality, practical architectural solutions.

1. Initial Meeting

This meeting is free and because each project is unique would take as much or as little time as is needed. We would discuss your requirements and the possible design options, limitations, budget constraints and timescales.

After our meeting you would receive a detailed no-obligation fee proposal for your consideration. If you agree we would move to the next stage.

2. Survey & Concept Design

A detailed survey would be carried out at a mutually convenient date & time, following which concept drawings would be created showing the proposed design.

Subsequent meetings/discussions would allow us to obtain feedback, which would then be used to develop the design in line with your requirements.

3. Planning Permission

Once the concept design is to your satisfaction we would prepare and submit a Planning Application to your Local Authority on your behalf.

Your Local Authority will assess the proposal’s impact on an area and surrounding properties and determine if Planning Permission can be granted.

Acting as your agent, we would liaise with your Local Authority throughout the process and keep you informed of progress at all times.

5. Tendering Process

In Scotland, when you have received your Planning Permission and Building Warrant you can legally begin work on site.

It may be that you already have a contractor in mind and are confident at managing the project yourself. However we can help by preparing a professional and detailed tender package and inviting contractors to price for the work.

Once each contractor has returned their price, we would assist you in selecting and appointing a contractor.

4. Building Warrant 

After you have received your Planning Permission we would prepare and submit a Building Warrant application on your behalf. Drawings and Design Certification from a Structural Engineer would also be included as part of this application and the Local Authority would assess the application to ensure it complies with the current Building Regulations.

As with the Planning Permission application we would act as your agent and liaise with your Local Authority at this stage.

6. Works on Site

If you do not wish to manage the project yourself, we can act as Contract Administrator and manage the work on-site on your behalf.

This would involve liaising with your contractor on a regular basis to answer any questions and carrying out weekly site inspections, followed by a written report.

We would also carry out valuations of the work at regular intervals, issue formal instructions to the contractor when necessary and carefully monitor and record costs at all times. Once works are completed on site, we would liaise with the contractor and the Local Authority to ensure that all of the necessary paperwork is completed for your records.
